Residential Cooperative - Our firm has assisted numerous resident groups with the purchase and operation of their multi-family properties, including manufactured home communities and mobile home parks. Using our technical consulting skills to guide the creation and proper functioning of a resident cooperative, we also provide advice, board of director training, mentoring and monitoring of cooperative procedures and operations.
Rental Property Change of Use or Sale - In the event tenants learn their rental property may be changed to a use other than residential, or that their rental property is for sale, we help find and implement options that may enable residents to purchase and operate the property themselves.
Owner/ Landlord/ Manager
Management Training and Service - Being in the "trenches" as a New York property manager, we provide relevant training, coaching or monitoring for the non-professional who oversees your property. If desired, we will provide perform specific off-site administrative tasks (for example, rent collection, overseing budgets, guiding operations and resident applicant screening).
Leases, Rules /Regulations - We use our experience as a New York property manager to review existing leases and rules & regulations and issue improvement suggestions, or we will draft new lease and rules documents for you and your attorney to review.
Governmental Issues - Interface with involved government agencies on your behalf, identify and discuss with you the best way to cure the problem then work with your respective professionals to put the matter to rest.
Investor/ Lender/ Purchaser/ Seller
Pre-Purchase Analysis -Designed to help a purchaser, this analysis conducts basic research and examines professional reports about the property (such as the appraisal, environmental phase one, archeological phase one and engineer's physical conditions reports). It provides information about the property along with its current and potential operational activities.
Sell or Operate Review -This review examines factors surrounding an existing income property operation and is structured to aid the owner of that property to decide whether to sell it or continue to own and operate he property. The review also looks at ways to improve operational and financial efficiency of the property.
Administration/ Management -
As a New York property manager we will assist your search for and selection of a professional mobile home park and community management firm. We also provide off-site administrative functions.
Training - Set-up management procedures. Instruct personnel on the regulations and unique requirements relative to a manufactured home community.
Construction, Expansion - We work with your design professionals and assist with building zone and code compliance, zoning board and planning board applications, permits, variances and site plan approvals.
